Marketing Your Home


Getting the attention of the right buyer can make thousands of dollars difference in your bottom line when you sell a home. An advertising plan needs to be diverse, yet focused. Who is the target buyer? Where are they likely to look for a home? How can the home be presented in the most appealing manner? The following is a list of some of the more important things I do to generate interest in my listed properties.

 

1. Get the property onto the most prominent real estate web sites.  My listings appear in Realtor.com, TheRealEstateBook.com, HGTV.com, LivingChoices.com, Classifieds.Yahoo.com, RealEstate.com, TimesUnion.com, Craigslist.com, RealtyUSA.com, UpstateNewYorkHomes.com and several more.

 

2. Run a full color ad in the Real Estate Book. This is the largest real estate publication in the country. It has excellent distribution in the Capital District, and is a great tool for attracting out of area buyers. Your property will be continuously run during the listing period.

 

3. Run television advertising. Your property will appear on Realty USA’s television show twice a day for a week when first listed, then again for an additional week every 60 days until sold.

 

4. Conduct a broker caravan. It’s important to get other agents through the property, so they have first hand knowledge of what your property has to offer. Broker caravan is a quick and easy way to get a lot of agents in and out of your property with minimal inconvenience to you.

 

5. Direct mail. I will send a mailing to a minimum of 200 of your closest neighbors informing them about your property so they can tell any friends or relatives who are interested in the neighborhood.

 

6. Get the property into the Multiple Listing Service. With over 3000 agent members, the MLS is an important part of any marketing campaign. I will make sure your listing has clear attractive pictures and a well worded description highlighting your properties best features.

 

7. Newspaper advertising. Your property will be advertised in the appropriate local newspaper (Times Union, Troy Record, Saratogian, Schenectady Gazette) within two weeks of hitting the market, and monthly thereafter.

 

All of my marketing pieces are of the highest quality, and will present your property in an attractive, professional manner. Marketing is just one of the many services I provide to earn my commission.  As your agent, I act as a guide through the entire sale process, including pricing assistance, negotiations, showing arrangements, and a multitude of other duties that assure a smooth transaction.
